VITA-83 is a barn-style two-storey family house defined by a clear gable form, full-height glazing and a well-balanced, practical layout. Its tall façade gives the house a strong architectural presence while allowing daylight to reach deep into the interior.

The ground floor is organised around open living, dining and kitchen spaces with direct access to the terrace and outdoor areas. A separate room on this level can be used as a guest bedroom, home office or study, adding flexibility for everyday living and long-term needs. Private bedrooms and additional bathrooms are located on the upper floor, creating a natural separation between shared and quiet areas. This layout makes VITA-83 a comfortable, well-balanced family home for everyday living with clear zoning and generous usable space.

The house is part of the VITA series and uses prefabricated timber-frame construction for precision, energy efficiency and long-term durability. Exterior materials, insulation levels, windows and roof solutions can be adjusted to suit local climate conditions and building regulations while preserving the original architectural character of the model.

The name VITA-83 refers to the net living area, calculated according to common planning rules for buildings with sloped ceilings. Areas where ceiling height is below the defined usable threshold are excluded from this figure. When measured as total floor area, including the upper level under the pitched roof, the house provides approximately 102 m². This distinction is standard in architectural and regulatory practice and allows the house to comply with different national definitions of living space.

      We use Ruukki Classic Silence (0.5mm) for metal sheet roofing and BMI Monier Zanda Lux or Benders Palema for tile roofing. Colors can be selected during the final design phase. Additionally - all our roofing options include a complete Ruukki drainage system as standard.

      We deliver roof and floor panels without ceiling-side plasterboard. This leaves the cavities open for you to install electrical, ventilation, and other utilities on-site without having to cut through finished surfaces.

      The final façade cladding is delivered and installed on-site. We use double-painted spruce cladding, Thermowood Natural, Swisspearl's Patina Original fiber cement boards, or Ruukki Classic Silence (0.5mm) sheet metal. Colours, board orientations (vertical or horizontal), and various other design options are selected during the final design phase.

      External wall elements are factory-produced with insulation and both internal and external membranes. We deliver and install these panels without interior-side plasterboard, leaving the cavities open for you to install electrical, ventilation, and other utilities on-site. Internal wall panels are delivered with gypsum boards on one side; the opposite side remains open for utility installation.

      We use triple-glazed windows that meet regional requirements for child safety and burglary resistance. We seal all windows and doors using the Siga taping system and PU elastic insulation foam. Velux roof window and all external metal window sills are included in the price.

      Electrical boxes, conduit routes, ventilation or plumbing systems can be integrated into the project drawings and pre-installed in the factory during the manufacturing process. We then supply OSB and gypsum boards and/or wooden cladding as loose materials to be installed on-site once all technical connections are finalised. While this tool focuses on gypsum and wooden cladding, other designs are possible and are finalised during the design phase.

Delivery and Assembly

Delivery and assembly costs appear in the configurator only after a specific country flag is selected. This allows us to calculate specific regional rates, as delivery distances and labour laws differ wildly between markets. The English version provides general information and excludes these estimates.

Structural design & technical documentation

Structural design and technical documentation are included in our pricing. Our engineering team prepares the construction drawings, structural calculations, energy performance data, and material specifications required for manufacturing and construction in the destination country.

Foundations

Foundation construction is not included in the price. We provide a precise foundation plan, but the customer is responsible for soil testing, site preparation, and the actual construction of the foundation based on our technical drawings.

Interior Finishing

We do not provide turnkey interior services. Internal doors, floor coverings, priming, painting, and tiling are not included in our scope or calculations (unless specifically selected as an option). The building is delivered with internal walls prepared for your chosen finish after technical systems are finalized.

Not included and provided by the client

The following items are outside our scope and must be provided by the client: foundation and structural floor construction; electrical wiring and distribution; ventilation, plumbing, heating systems, and interior priming (unless specifically selected as an option), painting, and tiling; construction waste removal; on-site mobile WC and worker accommodation; crane and operator services; temporary heating; customs duties; scaffolding rental and assembly; on-site unloading; and any bank guarantee or letter of credit fees.
