About

BONA-97 is the largest model in the BONA series — a single-storey, flat-roof family house defined by clean lines, generous proportions and a clear, functional layout. Its minimalist architecture and simple geometry create a calm, contemporary appearance while allowing for more spacious interior zones and increased flexibility in everyday living.

The interior is organised around a large open living, dining and kitchen area that forms the centre of the house. The expanded floor area allows for three bedrooms, a bathroom and comfortable circulation throughout, making the layout well suited for families who require additional space without moving to a two-storey solution. One of the bedrooms, which can also be used as a study or home office, has direct access to a long terrace that runs along the width of the house. A second terrace is located at the main entrance, creating a clear arrival space and additional outdoor use.

BONA-97 is built using prefabricated timber-frame construction, ensuring precise manufacturing, consistent quality and reliable energy performance. Wall, roof and floor elements are produced in controlled factory conditions. Insulation levels, exterior cladding, windows and roof solutions can be adapted to local climate conditions and national building regulations while preserving the clean architectural character of the model.

The name BONA-97 refers to the net living area of the house. The layout is designed to make effective use of the available space, offering a balanced footprint that supports comfortable family living in a single-storey format. As with all BONA models, technical specifications can be adjusted depending on location, use and project requirements.

BONA-97 offers the most spacious interpretation of the BONA concept, combining minimalist design with increased comfort and flexibility. We encourage you to use the configurator to explore available options and get an indicative price. Many additional choices — including colours, finishes and further technical details — can be defined together during the project stage.

    • Roof material

We use BMI Icopal for bitumen roofing. Black and gray colours are available and can be selected during the final design phase. Additionally - all our roofing options include a complete Ruukki drainage system as standard.

      • Bitumen

    • Roof panels

We deliver roof and floor panels without ceiling-side plasterboard. This leaves the cavities open for you to install electrical, ventilation, and other utilities on-site without having to cut through finished surfaces.

    • External wall material

The final façade cladding is delivered and installed on-site. We use double-painted spruce cladding, Thermowood Natural, or Swisspearl's Patina Original fiber cement boards. Colours, board orientations (vertical or horizontal), and various other design options are selected during the final design phase.

    • External wall panels

External wall elements are factory-produced with insulation and both internal and external membranes. We deliver and install these panels without interior-side plasterboard, leaving the cavities open for you to install electrical, ventilation, and other utilities on-site. Internal wall panels are delivered with gypsum boards on one side; the opposite side remains open for utility installation.

Electrical boxes, conduit routes, ventilation or plumbing systems can be integrated into the project drawings and pre-installed in the factory during the manufacturing process. We then supply OSB and gypsum boards and/or wooden cladding as loose materials to be installed on-site once all technical connections are finalised. While this tool focuses on gypsum and wooden cladding, other designs are possible and are finalised during the design phase.

Delivery and Assembly

Delivery and assembly costs appear in the configurator only after a specific country flag is selected. This allows us to calculate specific regional rates, as delivery distances and labour laws differ wildly between markets. The English version provides general information and excludes these estimates.

Structural design & technical documentation

Structural design and technical documentation are included in our pricing. Our engineering team prepares the construction drawings, structural calculations, energy performance data, and material specifications required for manufacturing and construction in the destination country.

Foundations

Foundation construction is not included in the price. We provide a precise foundation plan, but the customer is responsible for soil testing, site preparation, and the actual construction of the foundation based on our technical drawings.

Interior Finishing

We do not provide turnkey interior services. Internal doors, floor coverings, priming, painting, and tiling are not included in our scope or calculations (unless specifically selected as an option). The building is delivered with internal walls prepared for your chosen finish after technical systems are finalized.

Not included and provided by the client

The following items are outside our scope and must be provided by the client: foundation and structural floor construction; electrical wiring and distribution; ventilation, plumbing, heating systems, and interior priming (unless specifically selected as an option), painting, and tiling; construction waste removal; on-site mobile WC and worker accommodation; crane and operator services; temporary heating; customs duties; scaffolding rental and assembly; on-site unloading; and any bank guarantee or letter of credit fees.
