Working from the drawings supplied by your architect, we prepare and manufacture the full timber-frame system that brings that vision into reality.

Every technical detail is aligned with the original design while being refined for efficient production and predictable installation, combining individual architecture with the advantages of prefabricated construction.

Because every custom house is different, it is not possible to create a fully automated price calculator that covers all architectural options, layouts and technical variations.

However, we have developed a tool that lets you choose a house type and approximate size to understand the general price range of a project like yours. It is not a precise quotation, but it provides a realistic starting point and helps you see how overall costs change with size, complexity and selected options.

      We use BMI Icopal for bitumen roofing. Black and gray colours are available and can be selected during the final design phase. Additionally - all our roofing options include a complete Ruukki drainage system as standard.

      We deliver roof and floor panels without ceiling-side plasterboard. This leaves the cavities open for you to install electrical, ventilation, and other utilities on-site without having to cut through finished surfaces.

      The final façade cladding is delivered and installed on-site. We use double-painted spruce cladding, Thermowood Natural, or Swisspearl's Patina Original fiber cement boards. Colours, board orientations (vertical or horizontal), and various other design options are selected during the final design phase.

    • External wall panels

      External wall elements are factory-produced with insulation and both internal and external membranes. We deliver and install these panels without interior-side plasterboard, leaving the cavities open for you to install electrical, ventilation, and other utilities on-site. Internal wall panels are delivered with gypsum boards on one side; the opposite side remains open for utility installation.

      We use triple-glazed windows that meet regional requirements for child safety and burglary resistance. We seal all windows and doors using the Siga taping system and PU elastic insulation foam. External metal window sills are included in the price.

      We provide external doors with Resistance Class RC2 as standard; RC3 security upgrades are available on request. We only provide external doors—internal doors are not included in the price or the configuration.

      Electrical boxes, conduit routes, ventilation or plumbing systems can be integrated into the project drawings and pre-installed in the factory during the manufacturing process. We then supply OSB and gypsum boards and/or wooden cladding as loose materials to be installed on-site once all technical connections are finalised. While this tool focuses on gypsum and wooden cladding, other designs are possible and are finalised during the design phase.

  • Final pricing depends on order specifics, material selection, technical solutions, site conditions, logistics, labour costs, and market conditions at the time of production and execution.
  • The calculation is based on the assumption that wind load does not exceed 18 m/s, snow load does not exceed 2.5kN/m², live domestic load does not exceed 2 kN/m². Seismic loads are NOT evaluated.

Transport and Assembly

Transport and assembly costs appear in the configurator only after a specific country flag is selected. This allows us to calculate specific regional rates, as delivery distances and labour laws differ wildly between markets. The English version provides general information and excludes these estimates.

Foundations

Foundation construction is not included in the price. We provide a precise foundation plan, but the customer is responsible for soil testing, site preparation, and the actual construction of the foundation based on our technical drawings.

Interior Finishing

We do not provide turnkey interior services. Internal doors, floor coverings, priming, painting, and tiling are not included in our scope or calculations (unless specifically selected as an option). The building is delivered with internal walls prepared for your chosen finish after technical systems are finalized.

Not included and provided by the client

The following items are outside our scope and must be provided by the client: foundation and structural floor construction; electrical wiring and distribution; ventilation, plumbing, heating systems, and interior priming (unless specifically selected as an option), painting, and tiling; construction waste removal; on-site mobile WC and worker accommodation; crane and operator services; temporary heating; customs duties; scaffolding rental and assembly; on-site unloading; and any bank guarantee or letter of credit fees.

How It Works

Your project follows a clear and structured process — from the first conversation and technical planning to factory production, delivery, and fast on-site assembly. Each stage is coordinated in-house to ensure predictable quality and timelines.

First Contact & Project Brief

Send us your drawings or sketches and outline your project requirements.
We prepare a detailed commercial offer, discuss technical options, and agree on the timeline and scope.
Once the terms are confirmed, we sign the contract.

2.

Structural Design & Technical Documentation

Our engineers prepare the full structural design package, including calculations, energy-efficiency data, and material specifications required for your destination country.
Technical documentation typically takes 4–5 weeks.

3.

Factory Manufacturing

When the design is approved, we start production in our controlled indoor factory.
All panels are manufactured according to the confirmed drawings, with documented quality checks at every stage.
A typical 150 m² house is produced in 1–2 weeks.

4.

Delivery to Site

Finished panels, windows, doors, and roof elements are packed, loaded, and transported according to a project-specific delivery plan.
Efficient logistics ensure fast unloading and minimal crane time on site.

5.

On-Site Assembly

Our team assembles the structure on the prepared foundation, ensuring full alignment with the design.
Most residential houses reach weather-tight condition within 3–5 days.
After assembly, roofing and exterior finishing are completed so interior works can begin.
